Terms and conditions
1. Purpose
These terms and conditions apply to holiday rentals booked on the website Location de vacances with SK LOC (hereinafter "the landlord"), whose details appear in the legal notice. The person making the booking is referred to as "the guest".
Each booking comes with specific conditions: property, dates, number of guests, price, deposit and balance, payment methods, security deposit, cancellation policy, check-in and check-out times, pets and house rules. They are displayed before payment and repeated in the confirmation. In case of contradiction, the specific conditions prevail over these terms.
The property is rented furnished, for a short stay, as a holiday home: the guest may not establish their main residence there.
2. Booking
The guest must be of age and provide accurate information: name, email, phone and postal address. By confirming the booking, the guest accepts these terms and the specific conditions.
- Instant booking: the contract is concluded as soon as the payment due at booking is received. A confirmation is sent by email.
- Booking on request: the amount is only authorised on the guest's card. The landlord replies within the stated time; if accepted, the payment is captured and the booking confirmed; otherwise, the authorisation is cancelled at no cost.
- Payment by bank transfer: the dates are held for the stated period. If the transfer is not received within that period, the booking is cancelled and the dates released.
3. Prices and tourist tax
Prices are shown in euros, all taxes included. They include the fees and options listed in the price breakdown. The tourist tax, collected on behalf of the municipality, is shown separately. The price is fixed once the booking is confirmed.
4. Payment
According to the specific conditions, the guest pays a deposit at booking, then the balance by the stated date; if arrival is close, the full amount is paid at booking.
- Bank card: secure payment through our provider Stripe. The landlord never receives nor stores the card number.
- Bank transfer, if offered.
- Cash, for the balance only and if offered.
The guest receives reminders before the balance is due. If the balance is not paid on time despite a reminder, the landlord may cancel the booking; amounts already paid are then handled according to the cancellation policy.
A receipt is issued for each payment, then an invoice once the stay is fully paid. They are available in the guest area.
5. Security deposit
If the specific conditions provide for it, a security deposit is requested a few days before arrival as a card pre-authorisation: the amount is held on the guest's card but not charged. It is released within the stated period after departure.
In case of damage, loss, abnormal cleaning or breach of the house rules, the landlord may capture all or part of the deposit, informing the guest of the reason and providing supporting evidence. The deposit does not limit the guest's liability if the loss exceeds its amount.
6. Cancellation by the guest
The guest may cancel from the guest area or in writing. The refund depends on the cancellation policy shown in the specific conditions, as accepted at the time of booking, and on the date of the request. The tourist tax is always refunded. Refunds are made to the original payment method, or by bank transfer.
No refund is due for a stay not taken without cancellation, a late arrival or an early departure caused by the guest.
7. No right of withdrawal
In accordance with article L221-28, 12° of the French Consumer Code, the right of withdrawal does not apply to accommodation services provided on a specific date. Only the cancellation terms above apply.
8. Changes to the stay
The guest may request a change (dates, number of guests) from the guest area. The landlord accepts or declines it depending on availability. If accepted, the price is recalculated: an increase is added to the balance (or paid through a payment link if the balance is already settled); a decrease is deducted from the balance or refunded.
9. Cancellation by the landlord
If the landlord has to cancel a booking (property no longer habitable, force majeure…), they inform the guest without delay and refund all amounts paid. They may offer an equivalent property, which the guest is free to decline.
10. The stay
- Check-in and check-out: at the times shown in the specific conditions, unless agreed otherwise with the landlord in advance.
- Access: the exact address and access information are in the welcome book, available in the guest area a few days before arrival, once the balance is paid.
- Number of guests: it may not exceed the number booked nor the capacity of the property. The landlord may refuse access to additional people.
- Pets: allowed only if the property accepts them, within the stated limit.
- Subletting: prohibited, as is transferring the booking without the landlord's consent.
- Police registration form: guests of foreign nationality fill in an individual form, as required by French law.
11. Use of the property and inventory
The guest uses the property peacefully, respects the house rules and the neighbours, and leaves it in the condition in which it was found. Any malfunction or damage must be reported without delay. Unless reported within 24 hours of arrival, the property is deemed to have been handed over in good condition.
12. Liability
The guest is liable for any damage caused during the stay by themselves and the people accompanying them. Guests are advised to check that their insurance covers holiday rentals. The landlord is not liable for interruptions of external services (water, electricity, internet…) beyond their control, but will do their best to remedy them quickly.

How the guest's data is processed is described in the privacy policy.
14. Complaints and mediation
Any complaint must be sent to the landlord, preferably as soon as the issue is noticed during the stay.

15. Governing law
These terms are governed by French law. Failing an amicable agreement, the dispute is brought before the competent court under the ordinary rules; a consumer guest may in particular bring the case before the court of the place where they lived at the time of booking.
